Blue Hills Development

ERF 17201/2. Blue Hills. Ext 85. Midrand. Johannesburg. South Africa.

Project Type: Urban Scale

Client: Aktivate Afrika – Yo Home – HCSA
Program: UrbanMixed Housing Development
Status: Design Concept – February 2020
Value: – – –
Area: N / A

The Johannesburg landscape has been overrun with “copy paste” permutations of large housing arrangements in varying thermatic architectural styles, offering restricted / restrictive lifestyle possibilities.

While responding to the above status quo and the client / developer brief for maximum unit accommodation (envisaged ± 584 units) at marketable rates within the suburban sprawl of Western Jhb, we sought to dynamize the project conceptually and programmatically.

Applying a human scale of habitation, we proposed a 3-storey arrangement, instead of the proposed 4-storey requirement). A new housing typology, challenging the traditional orthogonal approach was adopted. A carefully conceived modular configuration of units was envisaged allowing for flexible placement / stacking of units. Each and every unit (of varying size and configuration), enjoys a northern orientation, a private outdoor space and fluid access and movement within the complex (relating to vehicle and resident). The modular palette of design formulation motivated by flexibility in placement and orientation, underpinned the programmatic evolution of the project.

Gradients of colour defined modular features enhancing identifiable / recognizable structural features with clarity and impact.
