The targeted site for development is located on chief owned land within a rural context in the Limpopo province, the site is 3 hectares and inclusive of a 12m fall across the site. Its context is devoid of any existing infrastructure or framework for development. The nearest commercial access for home dwellers is situated approximately 30km from the site.
The challenge was to develop an operative commercial model with due consideration to commercial logistics, capacity, security and sustainability within a contextual “void”.Requirements of site-specific slope accommodation and the outlook favouring a scaled down approach to congeal with its placement was challenged by firm and prescriptive requirements set forward by prospective anchor tenants.
Mediating community needs, the absence of an existing framework for commercial development and the requirements of anchor tenants underpinned the evolution of the project. In the final instance, a commercial retail space was out forward with flexible projection to accommodate for programme and structure. The collective outlook was to plant “a new urban seed”, breathing new life into a neglected rural region.
